How to compare roofing quotes without comparing the wrong things
The cheapest roof bid can be the better value, the worse value, or simply a different scope. Before comparing totals, make sure the proposals describe comparable materials and work. A roofing estimate should make it possible to understand what is being installed, what is being removed, what could trigger extra charges, who handles permits, what warranties apply, and when money is due.
Price spread
A wide gap between bids is a prompt to investigate scope, material grade, overhead, warranty and assumptions. It is not proof that the high bid is overpriced or the low bid is unsafe.
Decking allowance
Damaged roof decking may not be visible until tear-off. A written per-sheet or per-square-foot allowance can reduce surprise change orders once the roof is open.
Warranty details
Manufacturer material warranties and contractor workmanship warranties are different. Compare duration, exclusions, transferability and what the contractor actually promises in writing.
Price per square foot
This can help normalize bids when the roof area is known, but it still does not make different materials or scopes equivalent. Use it as a comparison aid, not a verdict.
What should a roofing estimate include?
Angi's July 2026 roofing-estimate guidance recommends comparing at least three estimates and checking company information, timelines, itemized costs, material details, licensing and insurance, warranties, payment terms, permits and plans for possible decking replacement. RoofCostScout's checklist is built around those decision points.
Massachusetts requires home-improvement contracts over $1,000 to be in writing and to include specific information such as a detailed description of the work and materials, total price, payment schedule, and start/completion dates. State guidance also says advance deposits generally cannot exceed one-third of the contract price, except for qualifying special-order materials. This is Massachusetts-specific; rules differ elsewhere.
Questions to ask when one roofing quote is much cheaper
- Are all bids removing the same number of existing roof layers?
- Are they quoting the same shingle or roofing-system tier?
- Is underlayment, ice/water protection, flashing and ventilation included?
- How is rotten decking priced if it is discovered after tear-off?
- Who obtains the permit and is the fee included?
- What workmanship warranty is actually written into the proposal?
- Does the payment schedule differ materially between contractors?
Roof quote comparison FAQ
Should I always choose the middle roofing quote?
No. The median is useful as a reference point, but value depends on scope, products, contractor qualifications, warranties and execution—not just where the price sits.
How many roofing quotes should I compare?
Three is a useful benchmark because it makes outliers easier to spot. Two can still reveal important differences if the proposals are detailed.
Why can two roof replacement quotes be thousands of dollars apart?
Differences can come from roof measurements, tear-off assumptions, material tier, flashing and ventilation work, decking allowances, labor, overhead, warranty coverage, permits and profit margin.
Does RoofCostScout store my quote information?
This version of the analyzer runs in your browser and does not ask you to upload the contractor proposals or enter homeowner contact information.
