The roof surface area—not simply the home's interior square footage—is what gets covered. Pitch can increase surface area, and complex roofs create more cutting, flashing and labor.

Material changes the range fast
Asphalt is usually the lower-cost baseline. Current published metal-roof estimates are much wider because “metal roofing” includes very different systems and metals. This Old House's April 2026 metal guide reports about $13–$45 per square foot across its size analysis.
What a bid should spell out
A useful comparison goes beyond total price. Look for removal/disposal, underlayment, flashing, ventilation, decking allowances, permits, product details, warranty terms, schedule, insurance/licensing information and the payment schedule.
